The Home Selling Process for Long Beach Home Owners

Sellers; hold on to your horses before you decide it’s time to sell your home make sure you get a Comparative Market Analysis (CMA) from a local real estate expert. The CMA is based on comparable homes that have sold in the surrounding area and is a fair market evaluation of your homes market value. A CMA offers a professional estimation of your home that deciphers different qualities of your property. In order to determine the fair market sale price, the CMA lists comparable homes that have recently sold alongside comparable homes that are listed for sale. Homeowners are able to use the CMA to help determine the price tag for selling their home. Before selling your home, you’ll want to have the comfort of your local Realtor and a CMA so that you are able to sell your home best.

Your local Realtor will sit down and review the CMA report allowing you to use the CMA like a tool allowing you the ability to get top dollar for your home. Home buyers are sharper than ever; sellers need to be careful “a high price-tag on a home can certainly lose interested buyers. Putting too high of a price tag on a home spells disaster, but at the same time, sellers do not want to sell their home too low either. Now, home shoppers compare your homes price tag to others homes for sale in the area, so you have to be realistic as well as competitive.

Before selling your home, conferring with a local Realtor lets you “the seller” know the fair market value of your home. When you want to sell your home, you need protection of your local Realtor; anything else is second rate. Enlist a local Realtor to work with is the winning ticket for sellers. Working with a local Realtor ensures you “the seller” have the right price tag on your home which is a crucial key to selling your home quickly. Selling Your Home in Long Beach? To sell your home for top dollar you need a strategic marketing plan, you need to generate excitement, and you need a local Realtor.

In Real-Estate What’s Motivating Them!

In Real-Estate What’s Motivating Them!

They want your money, your listings, they won’t be happy until they control and monopolize real-estate! But they do it with a “Mitt” simile as they take your money and take control of real-estate!
What are they really providing real-estate agents, what’s the real deal behind the curtain? A little scary seeing a big nation real-estate website company buying-up real-estate businesses right and left, is this tender to get your dollars and monopolize real-estate!
There is so much controversy over transparency in real-estate. Transparency is very important in everything, real estate is no different! I’ve personally experienced a nation real-estate website company doing business questionably at best, their lack of transparency and efforts to hide from transparency from me and many others paying them for their service! I feel badly for all those unsuspecting paying real-estate agents who give this company money, they have no clue what’s going on behind their back. In Real-Estate What’s Motivating Them!
Results do matter, that’s why it’s so difficult hearing all the propaganda being lined-up by this nation real-estate website company to consumers and to the real-estate industry, we're all really paying a big price! The fact that this company relies on getting their viewership by artificial drama and distorted fact and the fact this company relies on anonymous contributors to be their best contributors? Who really thinks anonymous real-estate advice brings any value to us, or consumers?  We all know the only benefit of anonymous contributors will be for the benefit of the nation real-estate website company itself, not consumers or yours, especially if you‘re paying them for their claims of, training, support, and generating leads for your business! In Real-Estate What’s Motivating Them!
Think about what’s right and then do it; I always say; “It’s harder to do the wrong thing verses doing the right thing”

Buying A Home

BUYING A HOME

Contact a Real Estate Agent

Congratulations on the first step of buying a home! As an experienced real estate agent, I can assist you through the entire process of buying a home, starting with the mortgage and continuing right through closing – and beyond. I will help you shop for the best interest rate and terms, and if you wish, I can also suggest mortgage lenders.

Get Pre-approved for a Loan

Obtain a copy of your credit report and your FICO score, and if necessary, do what you need to do to improve it. The higher your FICO score, the better your interest rate. You can get this information online, or I can help you. Contact several lenders, and determine which one will give you the best deal.

Determine Your Price Range and Area(s) in Which You’re Interested

By now, you should have a good idea of how much home you can afford. This helps you narrow down your home search. You should also begin researching the neighborhoods in which you might want to live. I can assist you with this.

Decide Which Amenities and Features You Must Have – and Which Ones Would Be Nice but not Necessary

How many bedrooms and bathrooms do you want? Would you prefer a newer home or an older one with established landscaping? Which features would you be willing to give up if you were to find the otherwise perfect home?

Begin Testing the Market

Right here on my site, you can find listings that meet your criteria as well as neighborhood data. See what’s available in your price range and explore neighborhoods.

With Your Agent, Begin Seriously Looking at Homes

I can compile a list of homes based on your criteria, or show you any homes you might have already found, including any that might have just been placed on the market.
Look at homes with a critical eye – does the floor plan work for you? Is the property in good condition? Would it be right for your lifestyle? In short, can you imagine yourself and your family living there?
Take notes at each home you visit. What are your likes and dislikes? Narrow down your choices; revisit homes in which you’re interested. See them at different times of the day.

Make an Offer

When you’ve identified the home you want to buy, be ready to help your agent prepare a written offer quickly. Your agent will be familiar with market values and will help you arrive at a price that gives your offer the best chance of being accepted.
At this stage, try not to become emotionally attached to a home. Your offer may not be accepted for any number of reasons. Have backup homes in mind. Be prepared to negotiate through your agent with the sellers.

Once Your Offer Is Accepted

Once your offer is accepted, you’ll be asked to submit an earnest money deposit that usually isn’t refundable.
Begin making moving arrangements. Select a mover, obtain change-of-address cards, and inform friends and relatives.
Have the property professionally inspected, and if necessary, request repairs. Obtain homeowner’s insurance.
Contact the local utility companies (phone, water, electricity, etc.).
A few days before closing, stage a walkthrough. Also, you will want to obtain a cashier’s check for the down payment, as well as for any closing costs.

At Closing

-Make sure the terms and conditions of the loan statement are correct
-Carefully read everything before you sign
ENJOY YOUR NEW HOME!
